There are many aspects to consider when choosing a realtor, whether you are buying or selling a home. Depending on what your needs are and what type of personality you have, different factors may rank higher or lower in your decision of who to hire, but all are worth evaluating when choosing a realtor. Buying or selling a home is one of the biggest decisions you will make in a lifetime and it is important to be sure that the person you are relying on in the process is well qualified and meets your needs.

It is very important that a realtor is knowledgeable. You should be sure that any agent you are considering has an active real estate license and has experience working in the area in which your home is located (or where you hope to find a home if you are purchasing). Not only should the realtor know the area well, including home prices, school districts, local amenities and such, but it is important that the agent be experienced in buying or selling homes in a similar price range to yours. There is sometimes a wide variety of home prices located in one area and just knowing a location doesn't make any agent an expert in homes in a certain price range.

Another important factor to consider when choosing a realtor is how they communicate. This applies not only to their communication with you about various factors related to buying or selling your home, but also how they seem to communicate with others in their field. Chances are that the same person that lists your house may not sell it, so you want to make sure that the realtor has good relationships with other agents in the area, is effective at communicating details about your property, belongs to the Multiple Listing Service (MLS), is a member of a well established agency, and is willing to actively and enthusiastically reach out to others in their field and the public to promote your home.

Probably one of the most important factors to consider when choosing a realtor is personality. You may not consider this high up on the list of priorities, but the truth is that whether you are buying or selling a home, you are relying on your realtor to help you make one of the most major decisions of your life. You need to be able to trust that they are considering your best interests and are being up front and honest with you in all dealings. You need to feel comfortable with them and feel that they are easily accessible to you, are available when you need to talk, and are open to your questions whenever you are unsure of something. You should generally feel a connection with the person you hire as a realtor. You will be spending a lot of time with this person and will also be discussing information that will help you make important decisions, and when personalities mesh the whole process runs smoother and is more successful.

There are other factors to consider as well when choosing a realtor, such as their level of enthusiasm for selling your home, their marketing plan, their reputation in the area, their selling style, whether others you know have used the agent and would recommend them, and more. When choosing a realtor, it is best to interview a few different agents to get the best feel for what each has to offer. Remember that you are the customer and you are hiring them to help you with a very important transaction, so after considering all of the different factors above, the best bit of advice is to go with your instincts about who you think will most effectively help you reach your goal.  Kai B.
