When prospective buyers are looking at a house, one of the things that can turn them completely against a property is an unappealing bathroom. We all spend a good part of our day in the bathroom, so it is important that it is a comfortable room to be in. One of the best and possibly cheapest ways to increase the appeal of your bathroom is with new fixtures.

One of the more visible fixtures in your bathroom are the light fixtures. Old dated light fixtures in your bathroom can emphasize how long it's been since you renovated your bathroom. The moisture in the air in bathrooms can help deteriorate cheap light fixtures as well, making them look older than they actually are. A combination of recessed lights and wall mounted lights near your mirror can be quite effective. The additional lights near your mirror will help eliminate shadows when you're looking in the mirror. Consider installing a dimmer switch for mood lighting.

Another easy area to upgrade is the bathroom taps and faucets at the sink as well as in the tub. There are many modern designs that you can choose from ranging from inexpensive to very luxurious. Faucets are available in a wide variety of finishes including enamel, stainless steel, bronze, gold, and other metals. While many faucets still sport the traditional free-flowing design, many have incorporated a waterfall style of water flow.

One of the biggest and most interesting upgrades you can make in your bathroom is with the showerhead. There are amazing arrays of showerheads on the market that can transform your morning shower into a warm rainfall or a total spa experience. Some showerheads are styled as waterfall type flow, while some simulate rainfall. Some showers are even available in a computerized version, though a much more involved renovation may be required to install them. A change from the mundane shower is an inviting option for anyone to start their day with!

Making the bathrooms more inviting can be a simple way to increase buyers' interest in your home. Save the really luxurious upgrades for the master bathroom which will be the one that home owners will use mostly for the biggest bang for your renovation buck.  Mike Taylor
