There is a fine line between making a property ready for the widest market and making it unattractive by doing something people aren't going to like. Getting the balance right isn't easy. Take into account the area you are working in, the type of property you have and what people are looking for in that area. Also decide on who you are selling too, for instance, a single person, a couple or a family and then go from there.


Control your budget
Running away with your budget and overspending is a cardinal sin in property development. This will impact upon every area of your project's schedule. When you end up not keeping accurate figures or being blasé about how much money you are getting through then you run the risk of losing grasp of the details. Every cent counts.

Create for your market

Remember to develop your property with other people in mind. You are not doing up your home in order that you can live in it - you want to sell it for a profit - so leave your personal taste in the background and try to think of your buyers. You may like bright orange walls, some may not. It is difficult to be objective when you are so intimately involved in every aspect of a project but try not to think of it as your baby.
